The client required us to provide architectural services and to project manage a new build dwelling in Elsham. The site is adjacent to a residential dwelling with a mains sewer running through the site. The brief was to design a modern 3 bedroom property and garage on the site. Early investigation proved diverting the sewer to be cost-prohibitive so the property was designed to work within the parameters of the site.

The design is a modern dwelling with open plan space to the rear of the ground floor, linking to the external space with large glazed doors and window as well as providing a separate sitting room to the front of the property. Three bedrooms and a bathroom were provided to the first floor. Due to the location of the sewer the property has been designed with restricted views to the west of the site to ensure no overlooking with glazing to all other elevations to ensure the house is flooded with light.

To the side of the property is a single garage incorporating bin stores and wood store area to supply the wood burner to the sitting room. The design uses traditional materials in a modern way to complement the Almhouses on the adjacent site.
